Wholesaling in Wisconsin. HELP

I'm just getting into Wholesaling and live in Eau Claire Wi. I have the contracts that I need and 20 cash buyers lined up ( I know not a lot ). How ever I haven't pursued any of my leads yet because of the laws surrounding wholesaling in the state. I know that I can only advertise the contract it self and not the property. But I have also heard that if you only intend on selling the contract and don't have a buyer for the property then it is considered brokering under law.

I also plan on talking to a RE attorney about it.

Can anyone shed some more light on the laws in WI and how I can do this legally without a license?
