Looking for a Investor Friendly Title Company in Los Angeles Area

I am a new investor seeking an Investor Friendly Title Company in Los Angeles Ca.

Does anyone have a Title Co. that they can refer me to? I'm looking for a title company that could assign contracts. I would love to find someone that could perform a double escrow but I hear that they are all but extinct out here.
