Wholesaling in San Antonio, TX

I'm a new investor in the San Antonio,TX area but I have completed deals on the east coast. I'm looking for some advice from buyers/wholesalers in the San Antonio area in regards to properly structuring wholesale contracts.  I'm learning the TREC contract process as I go but this has been a bottleneck with a couple deals that I'm currently working due to my inexperience in this area.  Any advice would be great on how to properly structure these deals between seller/myself(wholesaler) and buyer/myself.
