As a wholesaler should you disclose to the seller that your not going to be the end buyer?
Hey folks,
I met with my attorney this morning so that he could go over my contract to purchase property. He told me I had a solid contract except that I should consider disclosing to the seller in the contract that I'm going to market their property to end buyer's. He informed me that even if I have an exit strategy that I could still be held liable for the purchase if I don't have a buyer lined up. The question is is it best to be upfront with the seller, and let them know you wont be the actual purchaser or go forward with the deal without this information in the contract. I'm going to add this information into my contract. I just wanted to get you all's take on it.
