First, I want to thank all of you guys for your comments. Your posts have been a constant source of knowledge and inspiration for me on this journey. Second, I had no idea this woman was top tier before I called her. If I had, I would have been a little reluctant to phone. However, I know that there are a sea of agents who would take this opportunity and run with it. I agree with both Mr. Barnard and Mr. Scott to keep it pushing. I would never let one tough call jade me. Honestly, I found here reaction to my call hilarious. I know that I will find the right agent...and I must because my phone is ringing off the hook with folks wanting to sell.

I will persist until I succeed! Og Mandino.

I just spoke with an agent here in Cincinnati. Explained that I was a investor interested in comps on several properties that I'm looking to purchase. I explained to her that I was more than willing to pay up to $50.00 for each report. I also told her what buying criteria I have and that I'm in need of an agent. Well....judging by her tone I can tell she wasn't very pleased that I even bothered her. She then proceeds to tell me that I wont get much help from the top 10% of agents in this city because they just don't work like that and blah blah blah. I have a question for us all. When in life do we turn down money and new-comers to our networks? Does anyone have a viable solution to getting comps other than dealing with an agent? I would love to have an agent on my team to buy from and/or run comps when I need them. But if this is the kind of snooti bologna you have to go through I see why most avoid agents when they buy. Help me out folks.

P.S. I was referred to this agent by an agent who's not active because of maternity leave.

I've come to realize that disclosing this to my seller is the best way to protect myself.

Hey folks,

I met with my attorney this morning so that he could go over my contract to purchase property. He told me I had a solid contract except that I should consider disclosing to the seller in the contract that I'm going to market their property to end buyer's. He informed me that even if I have an exit strategy that I could still be held liable for the purchase if I don't have a buyer lined up. The question is is it best to be upfront with the seller, and let them know you wont be the actual purchaser or go forward with the deal without this information in the contract. I'm going to add this information into my contract. I just wanted to get you all's take on it.

Thanks, Kyle J. I must admit, I took real estate agency classes in college years ago but they didn’t scratch the surface on what I’m finding here. Which is why I probably didn't pursue my license. I love this forum already!

Thank you Ramone! Ohio is definitely a hotbed. Not only for its student communities, but for its vast low to high end market.

Greeting,
My name is Derrick, and I’m brand new to the wholesaling of properties arena. I just wanted to stop in and say hello to everyone here. I’ve been a member for about two weeks just reading the posts in the various categories,and I must say that the information that’s being offered in the discussions is just invaluable!
