Driving 4 Dollars: Owner Occupied Homes

Do you have much success negotiating with the seller when it is an owner occupied home?

I found several properties that were distressed, but they were owner occupied. I figured given the emotional attachment to the house it would probably be much more difficult to negotiate a good price. With that being said should I keep the owner occupied houses, such as the one shown below, or discard them?
