Sending your assignable offer to the seller

Does anyone have a good purchase agreement contract template (assignable)? I have been getting a lot of call backs from people who need to sell their home. Now I need to send them my offer. I want my offer to look as professional and clear as possible. I also want it to protect me as well (title issues, liens, days for inspection). Any suggestions?
