How a conversation should go with seller?

I’ve Conducted my first call and I got an appointment set up I’m just nervous that I didn’t do it properly in regards to the telephone conversation anyone out there willing to shed some light on how a conversation should go first time with the seller?

Hi. I think there's a difference between speaking with a seller who has/had his/her property on the market and a seller who is more of a cold-call who never had his/her property on the market. 

If the seller has/had his/her property on the market understand he or she likely still wants to sell; all you need to do is to listen to gauge why and how badly they want to sell. 

Give your offer and if they want more give them reasons why you made the offer you did (rehab costs, etc. - definitely research the property and the area it's in so you're familiar with it). Even if there's no agreement tell them to contact you if they change their mind (it happens more than a beginner would think though it can take months or even years).

It's business - don't take it personally if someone said no; don't feel as if you did something wrong. Just take a deep breath and be yourself.
