Utah Wholesaling (New Investor)
Hello Everyone,
Long-time lurker here on this awesome blog site! Admittedly, up until now, I have not summed up the courage to leap out of my comfort zone to try to connect with anyone in this big yet seemingly friendly networking space. I am blessed and fortunate enough to serve in the US Airforce, going on nine years now. My military career has been great; however, I am obsessed with real estate. That's just where my passion lies. I'm sure many, if not all, of you can relate. I have been doing tons of research and realized wholesale is probably one of the best strategies I can start with before trying to take on buying multi-unit complexes. That's my long-term goal, after all. I currently live on Hill AFB in Layton, Utah. However, I am willing to branch out to any "hot zip codes" for leads/deals. Before I start looking into those, I want to get familiar with the contracts and assignments piece. Would any of you fine Utah wholesalers mind recommending some good title attorneys/companies you close your deals with?? That would be very much appreciated! I wish you all a blessed day!

Great to see you post. I am not familiar with many title companies in layton but just call around and ask to talk to closing officers and ask if they work with wholesalers. I do know Utah regulates it a bit and I have a few friends that wholesale that might be able to help mentor you. I also know a great lender that does some wholesales and his own flips you could reach out to. I have heard you can just use a standard REPC and assign in an addendum then have your fee added as a cost line by the title company. I am sure there are lots of different strategies and contracts that can be used though.
Another tip I have is to go to Utah courts website and start getting Lists if divorces, evictions, tax liens, probate etc. All available online , easily accessible. You can then put them in a spreadsheet. Next step is to search county records if they own property. If they do look for them on Facebook or familytreenow.com to research phone numbers. This is a great resource for getting phone numbers on properties. Even if you are driving for dollars. Many wholesalers use a mojo auto dialer. Personally I think good old fashioned door knocking and networking is most effective.
don’t ever get overwhelmed, just get out there and do what you set out to do. You will learn on the way as each experience is different.
