What do I say to direct cash buyers when I want to present them with an off market deal?

@Kenya Johnson as @Barry Pekin said put together a little marketing piece with all the pertinent information about the property. Add everything Barry said in the description of the deal and add the sqft of the house. Don't forget to inform the buyer of your terms as far as price and nonrefundable earnest money amount and title company or attorney who will hold EM.
