Going to an Attorney or Title Company

I live in Washington DC and I want to become a wholesaler in the DC/Virgina/Maryland area. I know that certain states do title closings with attorneys while others use title companies, but how do you find out which kind of closing your state uses? I've heard that all property titles can be closed with an attorney no matter the state but I don't know if it's fact.
