Just wanted to start a forum and ask who has experiences wholesaling commercial properties and is it the same steps to follow as if you were working with residential properties?

I recently ran a small marketing campaign to owners of 5 unit and up, smaller apartment buildings. I was surprised at the response I got from such a small sample.

After just one mailing looks like we have 3 viable leads. I ran this campaign for a specific Investor, therefore did not have the extra burden of having to locate a buyer...but yes, the process is exactly the same: Market for the deal, negotiate the best price, lock it up, turn it over to buyer.
