Direct Mail to Commercial Owners?

Is there any value in doing direct mail to owners of commercial properties, i.e. large residential? I easily can make a list on my own easily using expired MLS listings for the kinds of large residential deals I like, and then look up the owners on tax records. The only thing is the owners are always LLCs, LPs, PO Box, etc.. Is it a waste of time?
