Please help with this Deal...I would like to know if it a good deal or not and if the area is decent....

2 Duplex on Frazer St. Flint, MI 48532

Asking Price for both is $51K

Fully Rented and collect $2,000 a month in rent combine.....

Please let me know your guys opinion on this one too....
