Help a seller understand your offer

Is there an easier way to show a seller your not trying to take advantage of them? Explaining that this is what the numbers are and this is all the things my offer covers (closing fees, realtor fees etc.)

Part of the issue was that they designed the house for them so they see no problems with the layout and don't think anything needs to be repaired.
