non-refundable fee

I am not new to rea but i am new to wholesaling houses. I am seeking that elusive first deal. I have been looking all over for deals, I have some nice deals but The owner/investor want`s a 2000 dollar non refundable deposit. I am reaching out to you guys to show me how to get around this. I am flipping SFR to start with. These deposits are giving me problems. I do not hyave the money for the deposit yet. Thanks in advance to all.
