Need some guidance please

My cousin and I have been trying to wholesale for over a year. We are not having any luck. We have worked with realtor who have quit after us not being able to secure properties. Now we have noone to pull comps...after reading the board it seems that zillow and other sites are not realiable. If you are not working with a realtor are you out of luck as far as wholesaling?
OK, I found a property. Its a fsbo.....I called the number, and spoke to the owners of the properties daughter. He parents own the property, infact they own a number of properties according to her. They are retiring and moving out of state. The property is a 4 bedroom, 3 bath home. It can be either a duplex or rented as one with a mother in law suite. The remodeled the entire house. Its 2500 square feet. The daughter is a realtor. She pulled comps and thats how they came up with the price of 175,000. I told her that I was a realestate investor and I asked for the lowest amount they would take playing cash. She said she wasnt sure. This is where I get confused. I wanted to offer 115,000 just to see if they would accept, but I'm not sure how to ask or what to say. I guess, we are not confindent and that's why we have not been successful. I don't know the right words to use I guess is what I'm saying. Can someone help me out on what to say or do.
