Wholesale contract requirements

I’m very new to investing and want to learn about wholesale investing.

The way i understand it is, I find a property and get in under contract then sell the contract to a buyer and make a profit.

If I sign a contract with the seller, am I obligated to buy the property if I don’t find another buyer?

What is an example of a wholesale contract? Template?
