Advice about wholesale deal found.

I don't have much money to start up and I was looking into wholesaling houses. Well I thought if I start just looking for deals to kind of help me navigate around a little bit to see if I could find something to help me practice on figuring up numbers it would be good to introduce myself into wholesaling. well in the process of doing this I actually think I found a really great deal but don't feel like I know enough about wholesaling to actually try to go through with this deal. Should I pass this deal up? Should I try to pass it onto another person who wholesales so they can work out the numbers and maybe earn me a little knowledge and maybe even cash for passing it down? Im not sure of the legal contracts or anything that I need to have drawn up and I would hate to get off into this business and go negative in legal fees because I was to hasty and ill prepared on making the right decision but at the same time I don't want to pass up on the money opportunity to get myself and my business going. Can any one help? I really appreciate your time and Thank you 100 fold in advance!!
