Wholesaling a property with mortgage

I am wholesaling a property in MS. It’s located in a nice part of town. I drove for dollars, got in contact with the owner of the property. She told me that she was trying to sell the property ASAP. The property is worth 120k+, but she still owes 65k on the property. Don’t get me wrong the house is not in the worse condition, looks like she is just tired of paying the mortgage and just wants out. The property is vacant and it’s like the window is shattered and covered with tape.

I want to make at least 5k on the deal. But I want to know could I make more because I’m sure she is going to want something out of the deal as well. I would like to know your take and do you think it would be a good deal? What would you do?
