Using the County's Public Records
Hello BP
I want to know how I can use my county's public records to find out who is buying properties in my area, so I can contact them and put them on my buyers list?

There are a few of ways.
For one, you can look for owners that own multiple properties in one area. Those are probably landlords.
Similarly, look at recent transactions to look for who is the buyer on multiple transactions. Maybe a flipper, maybe a landlord, but an active buyer nevetheless.
Also look for the lenders on recent transactions. If you see multiple loans by a person or non-big company (i.e, you don't care about the big banks), that's a person of interest, too.
You may also have to use your state's secretary of states records to track from LLCs or other entities to individuals.
