Need help renegotiating

Hello everyone! Recently I got in co tact with a seller who wanted to sell his house for $95,000 with a realtor. After a few months he realized he couldn’t get what he wanted for the property so he took it off market. I was able to get in touch with him and he said he wanted to sell his property for $68K. When I met him At the property I noticed that the house needed some work but not too much. So we ended up getting the option to purchase for $60,000. I’m stuck now because we both signed the option to purchase agreement but when my contractor came in to look at the work and I know it’s going to need more to get it to 2019 standards.

What’s the best way to renegotiate with a seller if you’ve already came to an agreement without messing up the deal?
