Question about Assignment Deposit

One other quesiton related to a previous post....

If I'm assigning a contract for a fee of 15k and the buyer gives me 3k upfront, are they not entitle to my rights until the day of closing when I get the balance of the fee? Do they have any say in the Purchase Agreement or any enforcement before that time? Thanks for the feedback.

I would clarify that just because you are out of the picture legally, you should very much stay in the picture in reference to the title work and closing.

At this point, you become a very well paid babysitter. Its your paycheck, make sure it closes and everything goes smoothly for your buyer and seller.
