What happens when the seller finds out appraisal estimate?

I need to get an appraisal on a seller's home before I can make an offer. If I was to get seller's persmission to have an appraiser give the estimates for the house, will the seller want to sell at the estimate value once they discover how much their house is worth? I figure it would be easier if I could get a value on the home before making an offer. Seller's don't have any idea how mcuh their home is worth, which is a good thing. This gives me an advantage if they home is worth less when it is really worth more than they think giving me room to make a spread. If I do this they will of course find out the true value, right? Even though they are motivated to sell for cheap, they may have second thoughts about taking low ball offers. Will they?

I have a couple of thoughts...

First of all, you shouldn't look at taking advantage of a sellers ignorance as a good thing. I am always straight up with sellers and give them the comps that I find, I then explain that I need to buy their house for $XX in order to make a profit. I can tell by your questions that you aren't experienced and I think most would agree that starting out with a mindset of taking advantage of someone is not good.

Secondly, why on earth are you having an appraisal done? Learn to run your own comps. It will be very difficult to make any money if you order an appraisal for every house you look to make an offer on.
