Wholesaling a 55+ Mobile Home

I just partnered up with someone who had a mobile home under contract. However, I was just informed that the mobile home is in a 55+ community. My partner is not 55 or older, and neither am I.

Does that make the contract pretty much useless? Or is there a way to salvage that situation?
