Tax Dilequent Property Sale With Tenants Still There!

I have a meeting tomorrow with a seller that I found on the tax delinquency list in Sacramento! He told me on a cold call that there's tenants living in the home but he wants to link up with me tomorrow to look over the property so we can sign the contracts! Hes eager to sell but theres a small tax issue withthe property as well! Has anybody ever experienced this and how do I see my way through it?
