Is 10000 too much? Help

I’m bout to get a property under contract that is a unfinished house but are leaving all materials with sale up to worth of materials. But anyways the house is suppose to be 10000 sq ft she is willing to sell the lot for under a 100000 is a house that big too big to try to market to a cash buyer?
