REI Blackbook vs Propstream

I'm torn between getting REI Blackbook or keeping Propstream. I'm trying to find a system that can be a CRM, handle my marketing and help me with generating leads. Currently, I have been piece-mailing between Propstream and Podio for lead management. Use Grasshopper for text messaging. I'm looking for an all in one cost-effective solution. Any help would be great

I've never used REI Blackbook but as far as a CRM, I don't believe Propstream has that kind of capability inherently to do that? I've only been using it for ARVs, Tax and Transaction History, and Creating lists for leads.
