Can I wholesale a Subject-To deal & what is ethical wholesaling?

Hey BP members I'm fairly new to wholesaling and I know my way around general wholesaling properties but is it possible for me to assign a subject-to deal to a new buyer? Also, I talked to the only title company near me that deals with wholesale deals and they told me they will not accept any contracts I send their way if it is not "Ethical" I mainly wanted to do pre-foreclosures because there are many properties in the immediate vicinity under pre-foreclosure with a High ARV. Is it not enough for me to help them sell their house before auction day saving them from ruining their credit for several years? even a short sale would stop them from purchasing a house for a couple of years. If I'm making a 15k assignment fee should I split it with the previous owner? Thanks so much!
