Memphis, TN(Tax Deed Sale) Out of State Investor need HML

Hello my name is Dallas Dyson and I currently live in Maryland. I have been doing some research and am very interested in the Memphis,TN market. I just filed for an LLC, I am looking for a Memphis Hard Money Lender and people to work with. I would like to try to buy a property from the Tax Deed Sale this July using Hard Money Funds, work with an real estate attorney to file a quiet title or warranty deed, assign the property to another investor or if enough capital is there to sell the property via an agent on the market. I want to buy a property in Midtown, East Memphis. I need a hml that requires no money down and would partner with me on this deal and go to auction with me. I would fly out to Memphis. This first deal would put capital in my pocket and would like to continue to do this until I have enough capital to physically move to memphis and can use my own money to invest. My long-term goal is to purchase a small apartment complex in Memphis once I have enough capital.  After my first deal I will pay off bills, save the rest to keep building so I can use my own money but am looking to build a good business relationship. After I can complete several deals after this, I would like to purchase a small multi family duplex or triplex to live so I have a place in Memphis and relocate from MD to Memphis. How do I find a hard money lender who would be willing to work with me that will fund the deal 100%?
