Proof of funds letters

Wholesalers how do you obtain "proof of funds" letters with no money? I'm running into "our contracts are NOT assignable" when communicating with Wholesalers. If you really have to have the cash or use HML what is all the talk about moving Real Estate using OPM??

Please explain this for me
