WHOLESALING BAY AREA, ESCROW COMPANY?

Hi everyone, I'm looking to see if anyone knows of an escrow office in the Bay Area in California that works with wholesalers (assignments and double closings) and can do a blind HUD or Seller-side-only HUD? I'd really appreciate it. Please no unsolicited advice, and yes, it is perfectly legal in the state of California to NOT disclose your assignment fee to a seller. I'd appreciate it if replies could be constrained to only actual escrow offices or anyone who might know one. Thank you!
