What Is Yout Wholesale Marketing Flow?

Hey community wanted to get some insight to what everyone's marketing flow looks like for potential deals. I am not necessarily trying to wholesale them, but for offer market buy and hold properties for myself. I am getting ready to send out about 1000pcs per month in direct mail, but wanted to see what additional items/steps people take. 

  1. Do you scrub the list or skip trace prior to mailing out? Or do you skip trace only return mailers?
    • My thoughts would be to do this prior to mailing to double check address and obtain phone/email information.
  2. Are you getting phone numbers and emails for everyone on your list and cold calling each of them?
    • Cold calling would be a good aggressive way to go, but working full-time might not be feasible unless I hire it out.
  3. Are you emailing or doing Ringless Voicemail to your list prior to them calling or emailing you, or only as a follow up after contact is made? 
    • I feel like this would be helpful in trying to make contact with your leads more frequent, and give motivated sellers additional opportunities to connect.
  4. What about Text Messages?
    • This one I feel like I wouldn't want to do until after I have made contact with a lead.
  5. How do you stagger out your drip marketing to them?
    • I feel like the best approach would be to stagger with different forms over a 3+ month period using the above techniques.

Those are my thoughts but would love to hear from some others on their thoughts.

@Tristan Colborg, I have been doing cold calling for myself and clients for a while now and might have some answers for you. First - IMHO - direct mail might work but you need way more than just 1000 pcs to make it a business with a reliable lead stream, rather than just stumble on an occasional deal.

Ringless Voicemail and text messaging need to be done with great caution. This is a grey area and there are many class action attorneys just looking for some juice.

On the overall, you need to mindful of 3 things in order to succeed with any marketing strategy:

1. Sufficient volume - cover enough ground so you don't need to ask yourself if your lists are accurate, or if these sellers are motivated enough. We do 500-800 phone calls daily on each of our funnels.

2. Consistency - once you find the right volume, you need to be persistent with your plan. It helps you cover that massive ground and make lead flow, more predictable. Again those 500-800 calls we do on each funnel - are done DAILY, Monday-Friday, no hiccups.

3. The right system for follow up - you invest a lot of money and effort in acquiring those leads - make sure they don't slip up.
