What are the best sites to find the actual owner of a property

DealMachine is a wonderful app. It has created many leads for my wholesaling business. But sometimes it can be inaccurate.

Yesterday I am cold calling the numbers under the name that came up for the property. I come across a number that leads me to the daughter of the owner.

The daughter proceeds to say that the owner had passed away, years prior. The daughter had no knowledge of property that I was referring to. But of course would like to know if her and siblings are now owners of this property.

Let’s say the daughter is the inherited owner, Where would the daughter go to obtain the key!? Where would she go to make sure it is her home !? The property could very well just be under the same name as her deceased mother. But I don’t know ! I want to help this lady but I don’t know where to lead her !
