Contract (State specific)

I'd like to get into wholesale and i want to make sure i have a contract ready for when i start getting leads. I'm in Virginia and I need a template of where to start with the contract. I've seen contracts for other states but I understand real estate laws vary by state. Does any know of a contract I can use, I want to also include a due diligence cluase for closing and inspections.
