How should I filter my listsource list??

Another question for you guys. I am looking into creating a list of properties on listsource to start the direct mail campaign section of my marketing plan.

So far ive filtered my list to the county in which I live, equity between 40-80k, with 10 plus years of residency, resident types are SFR, multi and duplexes, no corporate or trustee owned, with absentee owned in and out of state..

Not sure if there is a better way of creating a list to get more out of it. Anything I should add on or take off to get the most out of my list??
