Need Help! Is this a good wholesale deal?

Hello all,

I am working on my first deal, and not sure if this is one I should jump into.

House was built in 1930 in a very urban part of town. Comps are all over the place on this street, from $16K to $132K. There are old homes, new homes (torn down and rebuilt) and rehabs. Rebuilt house on one side and old boarded up house on the other side.

The current owner attempted a rehab and found the house has asbestos and then caught fire in the rear of the house, and canceled all work several months back. Based on the neighborhood and size of the house/ lot, I estimated the AVR at $65K and can place under contract for $5K.

For the rehabber/ end buyer, it would make a good rental property. But is it even worth my involvement? Not sure if this is a good 1st deal to wholesale.
