How to comp out vacant land?

Hi everyone!, this is actually my first post. Wanted to get your opinion on how to wholesale vacant land. I’m getting lots of vacant land leads but have never worked with selling or wholesaling land. Does anyone have a formula they can share. We’re located in Massachusetts.

I greatly appreciate your feedback and advice.
