How to Wholesale Houses without upsetting Investors

Ok here’s something I suck at and want to improve.

I am getting these amazing deals under contract, sharing with my buyers about them, and then people are getting upset that I’m talking to other people too.

How do I get around this?

I want to hire a disposition manager so that I don’t have to deal with it.

I’m thinking I’ll say next time - Other people are looking - Send me (or my disposition manager) your best offer by such and such time on such and such day.

Then do you have your disposition manager follow up with each of them I’m not going with and say the property is sold?

How do you do this?

Where can I learn more about how to do this well?
