Wholesale deal or no?

Hey everyone,

So I'm in the process of getting a property under contract. The homeowner began the process of fixing and flipping but only made it to the stage of gutting out the whole house. So the house is old (built in 1975) and is fully gutted. I've ran my comps and got $227,750 as my ARV. A full rehab for this home is around $45,000 and I have 30K in a assignment fee. My question is would $84,425 be my MAO? They bought is for 70,000 2 years ago.
