I have a property in Albuquerque NM under contract small little 1x1! What is best way to structure as a wholesale

Mortgage 38k

They want to walk away with 10k

repairs 15k to 20 k

Rents run 650 at best

Sqft 556

Shat is best way to structure

I have it at 51k covers assignment fee in that price!
