Getting Wholesale Deals through Realtors

I found a good wholesale deal through a realtor however I've never worked with a realtor on a wholesale deal. I am accustomed to my 2 page agreement not a traditional real estate 14 page agreement.  

Does anyone know how to work with a realtor with wholesale deals?  Would I use their 14 page agreement or my own? How would I add (and/or assigns) in the agreement?
