WHOLESALING RESIDENTIALLY ZONED PROPERTY?? HELP

So I'm new to Real Estate.  Been reading books and listening to podcasts for months.  Decided to get my feet wet in wholesaling.  Following what i've learned from a training program I'm taking, I've reached out to Craigslist to get some leads on distressed properties.  

So there is a property has is zoned in a Residential Area and a pretty good part of town. It needs a rehab. The owner I spoke to owns it outright and would be willing to let it go. So there is substantial equity in the property. Its in a pretty nice part of town and I see it has some potential. I realize I will have to go inspect the property, determine an actual ARV, and do my due diligence.

 I'm wondering what problems I may run into with it being residentially zoned and trying to rehab it and if anyone could lend some advice based on their experience trying to flip or wholesale a Residential property?
