arms length afadavid

I have been learning about a way of investing wherein I can network with real estate agents and have them favor my offer in a short sale transaction. this is similar to the type that Bob Massey is involved in if anyone knows who he is. I am wondering how this is done legally considering the fact that most banks make all parties sign an arms length afadavid stating that there are no hidden arrangements between the agents sellers or buyers involved in the transaction. is there a way around the arms length afadavid or does someone like Bob Massey simply get his agents to negotiate it out of the deal? does anyone have any experience with this? is this questinos clear?
