Property under contract with realtor

Hello,

I’m in need of some guidance...

I had a homeowner contact me and ask for assistance in selling their home to a cash buyer. The only thing is that the property in on the market with a realtor. Can someone advice how I could proceed with this property with either work with the realtor or if I’m able to work it without them? Thank you

Can't do anything when they have a listing agreement and I'm not sure I'd want to work with a client that is undermining their agent. Could be the agent not doing their job or it could be the client not taking their advice. If it's on the MLS and not sold how would they expect a cashbuyer?
