Hello Everyone Im In The Toledo Ohio Area And My Life Has Been A Spiral Of Ups & Downs I Have A Beautiful 3 Year Old Daughter And I Want To Be Able To Provide For Her In Ways No One Could Do For Me I See Real Estate Investing To The Key Of Freedom I Want To Get Started Wholesaling I Study This Topic Every Night And Really Would Like A Coach Or Mentor Or Someone Give There Advice To Me Please I Would Appreciate It Very Much Im Willing To Learn And Listen

@Jibril Walker I am going to give you some advice that I think all new wholesalers and those considering wholesaling should hear. If someone has told you that you can get into this business and make a ton of money with no cash and no credit then you have been lied to. Wholesaling is hard work. It requires money for marketing, it requires a multitude of skills and a ethical mindset. There are a lot of people out there giving wholesaling a bad name. Please dont be one of these people.

You will have to learn how to estimate repairs, how to run comps and accurately determine ARV, how to successfully negotiate and you better have some kick a** people skills too. Be prepared to work your butt off, be prepared to have people waste your time and be prepared to become excellent at solving other peoples problems.
