As Investors what do you typically like to get back for ROI? Let's say a property that's about 45k needing about 30k in repairs in a 100k neighborhood ? What would be the best exit strategy in a situation like this ?

@Deshawn Jackson I don’t understand what you’re looking for. Are you wholesaling it, flipping it or buying/hold?

If you’re wholesaling it, as that’s where you posted the question, you’ll have a tough time selling it to an experienced investor as there isn’t enough meat in the bones to get involved.

For me, it would have to have an ARV of at least $125,000 for me to buy at $45k and invest $30k into rehab. Once you include possible reno overages, holding costs, taxes and closing costs, you'd be lucky to make $15k if sold at $100k.

It might make a decent rental at your numbers, but not knowing anything about rent rates, schools and the neighborhood, I can’t really tell.
