23 ready to start investing in real estate

I'm ready to start diving into real estate investing, I've been able to pick up some different schools of thought looming through bigger pockets. I am definitely a more conservative investor and am looking for advice / things to look out for when starting to work on a SFH, any easy mistakes I can avoid? Or any good strategies I can apply?
