Absentee owners..accessing property?

Let's say a person lives out of state, and you are looking to purchase there vacant property, you negotiate it, do all that stuff....But how do you actually get access to inside the property, if the seller lives a distance a way from the house? What if my end buyer wants to look inside, but can't because there is no keys access? I'm a little confused how that part of it works...

Good question!!

I'm working with a guy now who is out of he country. He has no one here at all. He had a property manager here at one time, but the relationship ended badly with the last set of tenants doing a number on the house followed by a disappearing act.

At any rate, after establishing rapport with him through several conversations, I simply asked him to fed ex the keys, which he did. What choice does he have really? If your seller isn't willing, it's a pretty good indication they're not motivated.

And by the way, by the time I have a contract with anyone, and I'm looking for an end buyer, you better believe I already have a set of keys. I write it into the contract.
