Beginner Wholesale Important Questions

I have a few questions...
1) First, is it better to find real estate for sale by owners or realtors?


2) If you are trying to wholesale with a for sale by owner, how do you draw up the appropriate contract with a contingency clause so that you can back out if you do not find a seller in time?

3) How are you making the money if you never actually buy the house?

4) Finally, Is it a good idea to seek out the people who advertise that they buy homes for an all cash offer?
